This oceanfront island lies in a gorgeous river estuary, just 30 km from the city which also features a brand new international airport. It has a beach facing the ocean and the sand banks of the estuary, creating a wind- and kite surfing area that is protected from the ocean by the reefs. The island is about 18.1 ha, of which 4.2 ha is a palm tree plantation; forming a belt in the middle of the island, from north to south; the obvious location for central buildings. The island is a paradise for watersports, with several piers and the option to build a (small) marina. The original master plan even allowed for some 15 bungalows to be located on stilts in front of the island. Today, this is close to impossible in most of Brazil but this is one of the few locations where it still might be possible. The south end of the island has a white sandy beach (even at high tide); while on the north-west a deep channel allows for all kinds of water sports. On the north end, it is closer to the mainland (some 300m), allowing for easy logistics and a connection to the electricity network. Optionally, a piece of land on the mainland is available from the same owner, allowing for reception area and infrastrcture to be built on the mainland. This also provides access from the road shown in the picture above. the remainder of the island is largely mangrove area which will have to remain intact for environmental reasons. The current owner owns a large construction company and excellent local connections.
About 4 of the 18 hectares consist of a palm tree forest; the remainder is mangue or beach
The project originally had approval for several piers, a hotel, and stilt houses in the water! |
